BUYER INCENTIVES
New Century Homes offers great buyer incentives to help you realise your dream of owning a home on Crete.
Owning a second home for holidays or buying somewhere to live permanently or to retire to can be achieved sooner than you think. Here are some of our current offers and incentives.
Low deposit
Pay only 10% deposit and the 90% balance at the final construction phase (commencement of tiling). This offer is available to cash buyers only and may be limited to selected properties.
Cash back / rental income guarantee
On selected properties, New Century Homes will give you up to 700 Euros per month for the first year as a guarantee of rental income or for you to use towards the maintenance expenses of your new home.
Sterling prices
Worried about the uncertainty of the exchange rate? New Century Homes now offers you the choice to purchase your new home in Euros or in Sterling. This protects you against currency fluctuations should the value of sterling fall during the purchase of your property.
Legal fees & purchase taxes
Legal fees and purchase taxes can take a considerable chunk out of your budget as VAT is 19%, however, New Century Homes will cap these expenses at 10% so you can spend more money on those little extras to make your new home more special.
Selling your home?
If you need a Greek mortgage to buy your Crete property while you sell your house in your home country, many Greek banks offer deferred mortgages for up to 2 years. If a deferment with the bank is not possible, New Century Homes can defer repayments on the loan for up to one or two years.
Mortgage protection
If you take out a Greek mortgage, then find you can no longer make the repayments (e.g. through redundancy), New Century Homes will buy back your house at its original value and refund you the full amount when the house is resold (minus expenses). Mortgage protection insurance schemes are readily available in Greece and New Century Homes always recommends you consider taking out this protection as it covers mortgage repayments for a wide variety of circumstances.
Free flights & accommodation
If you would like to view New Century Homes properties on an inspection tour, we can offer you 4 nights free accommodation in one of our completed properties. If you go on to purchase a property from New Century Homes, we will also refund the cost of your flights up to the value of 1,000 Euros (per couple or family). We also offer up to 1 week’s free accommodation in one of our properties prior to you taking possession of your new home. You can choose when you wish to take up this offer, but please bear in mind availability may be limited in high season.
Recommend a friend

Free architectural design
When buying a bespoke, off plan project, New Century Homes offers a free architectural design consultancy service giving you input into the design of your new home. The architect will advise on local planning regulations and suggest the best layout for your new home, taking into account your wishes and ideas.
Free progress reports & assistance
New Century Homes offers a free, comprehensive After Sales service. Throughout the purchase process & construction of your new home, New Century Homes will send you regular update reports and photographs of progress. When you take possession of your new home, we will help you settle in by giving you a guided tour of your property and demonstrations of how everything works. We can also assist you with furnishings, insurance and property rental and maintenance by recommending local businesses and companies who offer these services.
Guarantees
Under Greek law the architect / civil engineer is responsible for the integrity of the structure of the building in perpetuity. All plans are subject to approval by the Architectural Council before the permit is issued by them. New Century Homes complies with all Greek Building Regulations, as required by law. New Century Homes guarantees your new home for two years against faults arising due to defective workmanship. Any electrical goods included in the purchase of the house come with a supplier’s guarantee.
Part exchange
Having purchased your first property with New Century Homes, you may decide to upgrade at a later date. If you do this within 5 years, New Century Homes will take back your original property in part exchange. The value of your property will be assessed on the current market value, original purchase price and the condition of your house.
Rental properties
If you intend to rent out your property, we can recommend experienced, local professionals who will guide you through the process of applying for an EOT licence issued by the Greek Tourist Board licence. A licence is essential if you are renting your property professionally.
